A new report provides a review of the movement in rural house prices in each department of France last year.
The report has been prepared by the French national rural land agency 'SAFER' (Sociétés d'aménagement foncier et d'établissement rural). Unlike the notaires, whose regular market reports include both urban and rural property, the SAFER annual review focuses exclusively on properties in the countryside.
On a national basis SAFER state that the average sale price of a maison de campagne in 2021 was €199,000, an increase of +9.3% over 2020. The average amount of land included in each sale remained stable at around 5,500m2.
The price rise continues the trend that occurred in 2020, when rural house prices increased by +6.3% over 2019.
For the first time since 2015, the increase in rural house prices has marginally outrun the average national increase.
As can be seen from the graphic below, the least expensive areas, with average prices less than €110K, are Central and North East France, the Pyrenees and central Brittany.
Highest average prices greater than €250K are around the Paris Basin, Alsace, Haute-Savoie, the Mediterranean coast, the Atlantic coast, and around the cities of Lyon, Toulouse, Reims, Nantes, and Bordeaux.

The table below shows the average sale price for 2021 by department, compared to 2020, and the percentage increase in the year. The analysis excludes the lowest priced 10% and highest priced 10% of sales.
As can be seen, there are some significant double digit increases in many parts of the country, notably in the Pyrénées-Orientales (+17.8%), Creuse (+16.7%), Landes (+14.3%) Alpes-Maritimes (+14.1%) and Haute-Savoie (+14%). Prices fell in some departments, but the only ones of note were Meuse (-6.6%) Ardennes (-3.4%) and Haute-Alpes (-3.4%).

International Buyers
The authors state that 3.6% of sales were to non-residents, down 0,4% compared to 2020.
However, as travel restrictions applied in both years, such an outcome is not unexpected.
