House Prices in Herault 2022
House prices rose by +5.4% to reach an average of €253,700, figures which disguise significant differences in the state of the market across the department.
Although the notaires do not provide an analysis of the movement in prices by geographic area, there are significant variations in the average price of house across the department. Highest prices are around Montpellier, the dynamic capital of the department, whilst lowest prices are in the more mountainous north of the department, as can be shown from the following graphic.

Drill down to a comparison of prices by commune, and the differences become even more stark, with prices at the top end averaging around €500,000 and at the lowest end less than €100,000, as shown on the following graphic. Prices are not available for all communes due to the lack of sufficient sales data.

The following graphic shows a list of the main communes and their average prices, although those at the bottom end are not listed. Top of the pile is the town of Castenau-le-Lez on the outskirts of Montpellier, where house prices average nearly €500,000.

According to the notaires, 2.5% of sales are to foreign non-residents, a figure that has remained broadly stable for a decade. Most popular area for buying by international buyers was the Hauts Cantons to the north of the department (5.2% of sales) in and around Bedarieux, Lodève, Lunas, Olargues, La Salvetat-sur-Agout, Saint-Gervais-sur-Mare, and Saint-Pons-de-Thomières.
Conversely, only around 1% of sales in the agglomeration of Montpellier were to foreign nationals.
