The latest figures from the Chambre Savoie Mont-Blanc, the regional branch of FNAIM (the national association of estate agents), show an increase in residential property sales in both departments in the 12 months to July 2026. Prices, however, have moved differently.
In Savoie, the increase in sales has been accompanied by a small rise in prices. In Haute-Savoie, sales have also increased, but average prices are slightly lower than they were a year ago.
This is a different market from the period earlier in the decade when prices were rising rapidly. Buyers are returning, but that does not mean that every property is attracting higher offers.
Sales
There were 8,829 residential property sales in Savoie in the 12 months to July 2026, compared with 8,261 in the previous 12-month period. This represents an increase of 6.9%.
In Haute-Savoie, sales rose from 14,288 to 14,799, an increase of 3.6%.
The two departments together recorded 23,628 sales during the period, compared with 22,549 in the preceding 12 months.
Prices
The difference between the two departments is clearer when prices are considered.
The average price in Savoie, for apartments and houses over the 12 months to 1 October 2026, was €3,876 per square metre. This was 0.5% higher than a year earlier and 1% higher over the preceding three months.
The graphic below shows the average price of apartments in the ski stations of Savoie.

Haute-Savoie was considerably more expensive, at €4,620 per square metre. But prices were 0.7% lower than a year earlier and 0.5% lower over the preceding three months.
The graphic below shows the average price of apartments in the ski stations of Haute-Savoie.

The longer-term figures also show how differently the two markets have performed.
Prices in Savoie are now 13.4% higher than five years ago and 36.9% higher than ten years ago. In Haute-Savoie, the corresponding increases are 7.2% and 28.9%.
The difference is also apparent in the main towns and cities, away from the ski stations.
Prices for the towns below are averages for the three months to September 2026.

Annecy, in Haute-Savoie, remains one of the most expensive locations in the region, with an average price of €5,191 per square metre. In Savoie, Aix-les-Bains is at €4,276, while Chambéry is considerably lower at €3,200.
In Haute-Savoie, proximity to Switzerland is also an important factor, particularly in areas around the Geneva border.
As we have reported previously, property markets in France are highly localised. Departmental averages can conceal substantial differences between individual towns and between different types of property.
