According to the report by the French national rural land agency 'SAFER' (Sociétés d'aménagement foncier et d'établissement rural), on a national basis the average sale price of a maison de campagne in 2022 was €211,000, an increase of 5.7% over 2021. That compares to annual price increase of 9.3% in 2021.
The average surface area of land was 5,450m2.
The graphic below average prices across the country. The least expensive areas, with average prices less than €110K, are Central and North East France, the Pyrenees and central Brittany. Highest average prices greater than €250K are around the Paris Basin, Alsace, Haute-Savoie, the Mediterranean coast, the Atlantic coast, and around the cities of Lyon, Toulouse, Reims, Nantes, and Bordeaux.
The table below shows the average sale price for 2022 by department, compared to 2021, and the percentage increase in the year. The analysis excludes the lowest priced 10% and highest priced 10% of sales.
As can be seen, there are some significant double digit increases in many parts of the country, some of which are most certainly statistical aberrations, notably in Hautes-Alpes, where prices are stated to have risen by over 50%!
Indeed, as we have stated previously in these pages, it is by no means easy to understand the rural housing market in France, due to the lack of sufficient comparables.
The figures shown therefore need to be used only as an indication of the general direction of travel, as there will be differences within a departement.
Price rises were significant in Provence-Alpes-Côte d'Azur, for the most part, say the authors, due to a shortage of property on the market, and demand outstripping supply.
Also notable was the fall in prices in several departments of the Ile-de-France.

International Buyers
The authors state that 4.6% of sales were to non-residents, although in some areas of the country they accounted for more than 15% of the sales, as shown on the graphic below.
British buyers accounted for 1.2% of all sales, with them notably present in the Dordogne and Mayenne.
As we have previously reported, sales to US nationals are up significantly over the past year.
