The notaires have recently published a review of the property market in the Alps.
They report that there were 30,438 sales of houses and apartments in the three departments in the year to July 2025, compared to 28,534 the previous twelve rolling months, i.e. +7.5% (+5.5% in Ain, +5.8% in Savoie and +9.8% in Haute-Savoie).
They attribute the recovery in activity to the drop in interest rates (between 3% and 3.5%), the stabilisation of prices and the return of the zero interest mortgages (Prêt à Taux Zéro), which has allowed the return of first-time buyers to the market.
Prices have stabilised (+0.9% in Ain, +1% in Savoie and +1.4% in Haute-Savoie) over twelve rolling months. Sébastien Cartier, the president of the Chambre FNAIM Savoie Mont Blanc stated that, "We are talking about a market correction, since over ten years the rise in house prices has been strong with +26.9% in Ain, +36.7% in Savoie and +33.7% in Haute Savoie.”
The average sale price of apartments per m² is €1,918/m² in Bourg-en-Bresse, €3,891/m² in the Chablais, €4,263/m² in the Aix-les-Bains basin and €4,847/m² in the Annecy basin.
For houses, the average sale price is €219,425 in Bourg-en-Bresse, €480,622 in the Chablais, €467,989 in the Aix-les-Bains basin, with the highest prices in the Annecy basin, at an average of €560,010.
The following table shows the average m² price of apartments in the two alpine departments. The figures in blue are for Savoie and those in red for Haute-Savoie. The table also shows the energy ratings of the properties sold.
