The Chambre des notaires de Caen has recently published an analysis of the housing market in Normandy. The two remaining departments of the region - Seine Maritime and Eure - are not part of the jurisdiction of the Caen-based notaires.
The annual figures, covering prices up to July 2025, relate specifically to older, standard residential properties. Larger, atypical homes and those with extensive land have been excluded from the data.
Orne
Located in the southern part of Normandy, the Orne department has seen house prices rise by +3.8% over the past year, bringing the average price to €116,000. The highest average prices are found in the area around Alençon, where the figure stands at €145,000, reflecting a +6.6% increase.

Calvados
Calvados, in northern Normandy, remains the region’s most expensive department, with average property prices at €224,200, representing a modest +1.9% increase over the past year.
The Nord Pays d’Auge sector, in the northeast, commands the highest prices, averaging €320,000. However, values here remained unchanged year-on-year. In contrast, the Bocage sector in the southwest reports the lowest average prices at €117,700, experiencing a -2.2% decline over the same period.

Manche
In Manche, the westernmost department of Normandy, the average property price now stands at €172,000, reflecting a +1.2% annual increase.
The Côte Sud-Ouest Cotentin coastal sector is the most expensive, with average prices at €260,000, remaining stable over the year. The Pays d’Avranches in the south is the most affordable area, where prices average €120,700, up by +1.4%.
