What is the cost of the obligatory energy performance survey on the sale or letting of property?
Property sellers and landlords of long-term rentals are required to have an energy performance survey undertaken on the property. That will also shortly be the case for some short-term tourist rentals.
The survey forms part of several reports included in the Dossier de Diagnostic Technique presented to the buyer or tenant by the property owner.
The energy performance survey itself is called the Diagnostic de Performance Energétique (DPE).
Where the energy rating is either F or G the seller must also undertake an energy audit. From 1st Jan 2025, properties with a G rating can no longer be used for letting.
The price of the DPE is not regulated and prices vary by market conditions, and by the type, size and location of the property.
In a national study recently carried out by the energy survey platform Kiwidiag the average cost of a DPE for an apartment up to 90m2 was found to be €180. The lowest price was in the Bouches-du-Rhône department, costing a mere €77. The highest price was in Paris, costing €620 (Haute-de-Seine and Seine-Saint-Denis). The graphic below shows the average price in each department.
The researchers found that the average price for a house measuring up to 120m2 was €203. The minimum price was again in the Bouches-du-Rhône (€83) and it was likewise Paris with the highest price at €620. The graphic below shows the average price by department.
If the property also requires an energy audit, the additional costs are upwards of €500, as a minimum - €2000+ for the largest homes.
